About Us

Our Background

 

We’re an US Army Retired husband‑and‑wife team, each proudly serving more than 20 years. My background is Military Police, while Kim built her career as a Human Resources Manager. After retiring from the Army, I transitioned into property preservation—maintaining and repairing bank‑owned homes—and later spent a decade teaching as a JROTC instructor. After Kim retired from the Army she transitioned in to education also working as an Athletics Director Assistant, bringing her leadership and organizational skills to the school community.


While living on the water in South Carolina, we experienced multiple floods, including one historic event. Those years taught us just how quickly property can deteriorate when exposed to the elements and left unattended. That firsthand experience shaped our understanding of the importance of proactive care and regular inspections.


In 2024, we returned to our roots and relocated from South Carolina back to Florida, settling in Crystal River to reconnect with the lifestyle and community we love. Shortly after arriving, we faced the impacts of Hurricane Debby, Hurricane Helene, and Hurricane Milton—further reinforcing the need for vigilance when it comes to protecting homes, boats, and other valuable assets.


We’re passionate about life on the water. Whether we’re cruising on our boat or out fishing, we know how essential regular use and maintenance are. Boats that sit too long develop issues—systems fail, parts corrode, and small problems quickly become big ones. We learned the same lesson during our five years of RVing: unused equipment breaks down fast.  Leaving your RV parked for long periods can lead to mechanical and structural damage, such as tires developing flat spots, batteries losing their charge permanently, and seals drying out, which causes leaks and mold. 


All of these experiences have shaped our belief in the importance of having reliable “boots on the ground.” Regular, attentive inspections are the key to catching issues early, preventing costly repairs, and giving owners peace of mind—especially when they can’t be here in person.

Keyholding Policy

 Coastal Property Watch | Secure Keyholding Policy


At Coastal Property Watch, we take the security of your home as seriously as you do. As a veteran-owned business, we operate with a "Mission First" mindset regarding the protection of your property and access credentials. Our strictly enforced keyholding protocols include:


1. Non-Identifiable Key Coding We never attach your name or address to your physical keys. All keys are tagged with a secure, randomized numeric code that only corresponds to our encrypted client database. If a key were ever lost, it would be impossible for a third party to identify the associated property.


2. Secure "In-Transit" Protection Keys are never left in a vehicle overnight. While in the field, keys are kept in a locked, secure container inside the service vehicle and are returned to a high-security safe at our base of operations at the end of each day.


3. Restricted Access & Key Logs Only authorized personnel have access to your keys. We maintain a digital Chain of Custody log that records every time a key is pulled for an inspection and when it is returned to secure storage.


4. Third-Party Vendor Supervision We do not hand over your keys to outside contractors. If you require a plumber, HVAC technician, or pool service to enter the home, we provide supervised access—meaning we meet them at the property, unlock the home, and re-secure it once the work is complete.


5. Emergency Protocol In the event of a verified emergency, we act as your local "Keyholder of Record" to allow first responders immediate access to your property, potentially saving thousands in forced-entry damage
